Application Requirements
Every person over 18 must be screened, pay a seperate application fee and must provide a government-issued photo ID. Application must be filled out completely and accurately. An incomplete application may be rejected or not processed. Any misstatements or omissions made on your application, whether or not discovered before you move into the property, are grounds for denial of an application or termination of an existing lease. If information provided on the application cannot be verified or is omitted, this is a reason for rejection.
Past Housing History
A positive housing history is one of the most important factors to be considered by a landlord. Applicants must have a positive housing history. Applicants will be expected to provide the name and telephone numbers of each landlord, property manager or show positive mortgage payment history for each address you have had for the last three years. The refusal of a prior landlord to give a reference, who gives a negative reference or discovery of any eviction filings may be grounds for denial.
Credit History
In most almost all rental situations, a positive credit history is required. The Landlord has the right to deny any applicant due to a negative credit history. The landlord may in some cases and at their sole discretion, accept an applicant with the payment of an additional security deposit. Any adverse credit history, high debt to income ratios or lack of credit history may be grounds for rejection.
Employment / Income
All Applicants must be employed and employment must be verifiable during the screening process. Income from valid sources must be sufficient to pay the applicant’s rent and other predictable living expenses. To be counted as household income, amounts must be verifiable, reliable, and predictable. Typically an income to rent ratio of 3 to 1 is required.
Criminal History
Applicants who have a criminal history may be rejected.

The Metro Atlanta home rental market is extemely competitive at the present time. Please take this into consideration when looking because well priced homes in great condition and in a desirable location will often times be rented very quickly. Security and pet deposits, application fees and rental insurance requirements vary greatly depending on the location, type of property, and of course the landlord.
